RAAC Remediation Cost
There is no single price for RAAC remediation, but there is a clear pattern: strengthening RAAC in place costs a fraction of stripping it out and replacing it. This page explains what drives the cost and shows a real example.
Schedule an InspectionWhat drives the cost of RAAC remediation
- The area of RAAC and the capacity the strengthening has to restore
- The condition of the panels and their bearings, from the survey and assessment
- Access, and how much the building has to stay in use during the work
- Whether the route is in-place strengthening or full replacement
Strengthening vs replacement on cost
Replacement carries the full cost of stripping out, temporary support, rebuilding and the disruption of closure or decant. In-place CFRP strengthening avoids most of that. Across the RAAC tenders we cost, a scheme tailored to that exact roof frequently comes in at well below 15 per cent of the cost of full replacement, and a fraction of the programme.
Our tender track record
Across the RAAC tenders we cost, a bespoke CFRP scheme engineered for that exact roof frequently comes in at well below 15 per cent of the cost of full replacement. On one tender, a roof costed at around £40 million to replace was priced for strengthening at under £4 million, with no decant and a programme measured in months rather than years. How we price a scheme
We scope each building from the survey and structural assessment, so the price reflects the work the structure actually needs rather than a list rate. Neil Smuts surveys and assesses the RAAC, John Staves designs the strengthening to the exact capacity required, and we cost the manufacture, installation and monitoring against that design.
Engineered by named RAAC specialists
Every scheme is designed and signed off by John Staves (CEng FIStructE), one of the UK’s most highly regarded RAAC structural engineers, working from the survey, scanning and monitoring of Neil Smuts (MCIOB, MInstNDT), President of the UK Concrete Scanning Standard. Meet the team.

Frequently asked questions
- How much does RAAC remediation cost?
- There is no fixed price, because it depends on the area of RAAC, the capacity to be restored, the condition and the access. The clear pattern from the tenders we cost is that in-place strengthening, tailored to the exact roof, frequently comes in at well below 15 per cent of the cost of replacement.
- How much can strengthening save against replacement?
- A great deal. Across the RAAC tenders we cost, a bespoke scheme tailored to that exact roof frequently comes in at well below 15 per cent of the cost of replacement. On one tender, a roof costed at around 40 million pounds to replace was priced for strengthening at under 4 million pounds, with no decant.
- What is included in a RAAC remediation price?
- A scoped scheme covers the survey and structural assessment, the bespoke CFRP design signed off by a chartered structural engineer, UK manufacture of the CFRP, installation in place, and monitoring of the strengthened structure.
- How do you quote for RAAC remediation?
- We scope each building individually from the survey and assessment, so the price reflects the work the structure actually needs rather than a generic rate.
