RAAC Confirmed Buildings: The UK List by Area

This is a working list of UK buildings with confirmed reinforced autoclaved aerated concrete (RAAC), organised by area, with the one thing the official lists leave out: what can actually be done about it. In most cases RAAC can be strengthened in place rather than ripped out and replaced.

The scale of the RAAC problem

The Department for Education has confirmed RAAC in 237 schools and colleges in England, with Essex alone accounting for 63. The NHS has identified around 60 hospital sites with confirmed RAAC, seven of them built so substantially from it that they are being fully rebuilt. Universities, courts, theatres, museums and civic buildings of the same 1950s to 1990s era are affected too. The register below brings the publicly identified buildings together by area.

These buildings were publicly identified by the Department for Education, the Department of Health and Social Care, NHS England and public records. We list them to show the scale of the RAAC challenge and where strengthening can help, not to imply Structured Carbon has worked on every one.

Strengthen, do not replace

For most owners the default advice has been to prop, take the area out of use, and plan replacement. Replacement is the slowest, most disruptive and most expensive option there is. Structured Carbon offers the alternative the official guidance does not push: bespoke CFRP strengthening that keeps the building safely in use, designed and signed off by named RAAC specialists. Across the RAAC tenders we cost, a bespoke CFRP scheme engineered for that exact roof frequently comes in at well below 15 per cent of the cost of full replacement. On one tender, a roof costed at around £40 million to replace was priced for strengthening at under £4 million, with no decant and a programme measured in months rather than years. See remediation vs replacement and our tender track record.

The RAACSafe™ Protocol

Wherever a structural assessment supports it, we strengthen RAAC in place rather than strip it out, following our five-stage RAACSafe™ Protocol: Assess, Design, Manufacture, Install and Monitor. Neil Smuts surveys and assesses the RAAC, John Staves designs a bespoke CFRP strengthening scheme to the exact capacity required, the CFRP is manufactured in the UK to that design and installed in place, and the strengthened structure is monitored.

Engineered by named RAAC specialists

Every scheme is designed and signed off by John Staves (CEng FIStructE), one of the UK’s most highly regarded RAAC structural engineers, working from the survey, scanning and monitoring of Neil Smuts (MCIOB, MInstNDT), President of the UK Concrete Scanning Standard. Meet the team.

Frequently asked questions

How many UK buildings have confirmed RAAC?
The Department for Education has confirmed RAAC in 237 schools and colleges in England, the NHS has identified around 60 hospital sites with confirmed RAAC including seven being rebuilt, and a number of universities and public buildings are also affected. The register on this page brings the publicly identified buildings together by area.
Is there one official list of all RAAC buildings?
No. There is no single comprehensive UK list. The Department for Education publishes confirmed education settings, the NHS publishes confirmed hospital sites, and other buildings appear through public records. This page consolidates those publicly identified buildings by area and adds what can be done about them.
My building is on a RAAC list. Does it have to be replaced?
Usually not. Where a structural assessment supports it, RAAC can be strengthened in place with bespoke CFRP, keeping the building open and avoiding the cost and disruption of replacement. We assess each case individually.
Can you strengthen RAAC rather than remove it?
Yes. That is our specialism. We strengthen RAAC in place following the RAACSafe Protocol, designed and signed off by a chartered structural engineer, so the structure gains decades of safe service life without being stripped out.

RAAC in your building or estate?

Tell us about the building and any survey already done, and our named RAAC specialists will advise whether strengthening can keep it open and avoid replacement.
