RAAC Life Extension
RAAC does not have to be the end of a building. With the right strengthening, the safe service life of a RAAC roof can be extended by decades, without the cost and disruption of replacement. This page explains how RAAC life extension works.
Schedule an InspectionWhy RAAC reaches the end of its assumed life
RAAC was often built with a relatively short design life, and many panels are now well beyond it. Water ingress corrodes the thin reinforcement, bearings can be inadequate, and deflection grows over time. Left unmanaged, that points towards replacement. Addressed in time, it points towards strengthening.
How strengthening extends RAAC service life
Bonded CFRP adds tensile capacity to a panel and helps control deflection, restoring the structure to the capacity it needs and protecting it for the long term. Because CFRP does not corrode and is immune to moisture, the strengthened element gains decades of additional safe service life as a permanent solution, not a temporary prop.
- Restores the panel to the required structural capacity
- Controls deflection and protects against further deterioration
- A permanent, corrosion-free, moisture-immune solution
- Keeps the building in use while its life is extended
The RAACSafe™ Protocol
Wherever a structural assessment supports it, we strengthen RAAC in place rather than strip it out, following our five-stage RAACSafe™ Protocol: Assess, Design, Manufacture, Install and Monitor. Neil Smuts surveys and assesses the RAAC, John Staves designs a bespoke CFRP strengthening scheme to the exact capacity required, the CFRP is manufactured in the UK to that design and installed in place, and the strengthened structure is monitored. Across the RAAC tenders we cost, a bespoke CFRP scheme engineered for that exact roof frequently comes in at well below 15 per cent of the cost of full replacement. On one tender, a roof costed at around £40 million to replace was priced for strengthening at under £4 million, with no decant and a programme measured in months rather than years.
Engineered by named RAAC specialists
Every scheme is designed and signed off by John Staves (CEng FIStructE), one of the UK’s most highly regarded RAAC structural engineers, working from the survey, scanning and monitoring of Neil Smuts (MCIOB, MInstNDT), President of the UK Concrete Scanning Standard. Meet the team.

Frequently asked questions
- Can the life of RAAC be extended?
- Yes. Where a structural assessment supports it, bespoke CFRP strengthening restores a RAAC panel to the required capacity and adds decades of safe service life, as a permanent solution rather than a temporary prop.
- How long does strengthened RAAC last?
- Strengthening is designed as a permanent solution. Because CFRP does not corrode and is immune to moisture, the strengthened element can gain decades of additional safe service life, confirmed by ongoing monitoring.
- Is life extension cheaper than replacement?
- Generally, yes, by a wide margin. Extending the life of RAAC in place avoids the cost, programme and disruption of stripping out and rebuilding.
- Does strengthened RAAC still need monitoring?
- Yes. Monitoring is the final stage of the RAACSafe Protocol, confirming the strengthened structure continues to perform as designed and giving the owner an ongoing, auditable record.
