RAAC inspection and structural assessment

A RAAC inspection goes beyond confirming that RAAC is there. It records the condition of every plank, measures what can be measured, assesses each plank against the current IStructE RAAC guidance and tells you what each one needs.

What an engineering inspection covers

  • Plank by plank scanning with ground penetrating radar and ultrasonic instruments, plotted in our own software as a layout of your RAAC.
  • Condition: cracking, deflection, spalling, water staining and corrosion.
  • Bearings, cuts, penetrations and loads added to the roof since it was built.
  • Moisture and the condition of the roof covering.

Inspection guidance

Findings are assessed against the current Institution of Structural Engineers RAAC guidance. Each area is given a risk category and the action it needs, and the report sets out a management and remediation strategy following inspection. Every assessment is signed by a Chartered Engineer and Fellow of the Institution of Structural Engineers.

Who carries it out

A survey and inspection is carried out by Neil Smuts, President of the UK Concrete Scanning Standard. An engineering inspection is carried out by John Staves, a chartered structural engineer. The report is written by one or both, depending on the building and the discipline involved.

Price and turnaround

A visual RAAC survey starts from £395. A full engineering inspection of a large or complex building, a hospital for example, is priced per building once we know its size, access and the level of detail required. The report follows within five working days of the site visit, depending on the size of the survey and the level of detail required.

What is the difference between a RAAC survey and a RAAC inspection?
A visual RAAC survey confirms whether RAAC is present and records visible defects. An engineering inspection adds plank by plank scanning and condition recording, assessment against the IStructE guidance, a risk category for each area and a management and remediation strategy.
How often should RAAC be inspected?
The assessment sets the interval for each building, based on the risk category and condition of the planks. Monitoring can be installed so changes are picked up between inspections.
Who signs the inspection report?
Every assessment is signed by a Chartered Engineer and Fellow of the Institution of Structural Engineers.
